Realtor's FYI

Realtors Need-to-Know Reflections is a unique and desirable place to live and as such, when homes go on the market here, they don't stay on for long. There are a few things that the Board and Management ask of the agents and brokers who sell homes in our community: When a home goes on the market, please contact our On-Site office and speak with the community manager. We prefer to be able to track homes for sale so that we can better assist agents and buyers through the process. We prefer that your interested parties set up an on-site meeting with our Community Manager for a tour and meet-and-greet/Q&A in person. If you're new to selling in Reflections, the Community Manger will need to assign you a temporary gate code for your agency to give out for your viewings. We do not allow signs to be placed outside of homes for sale. Instead, we offer a posting board outside of the main entrance to Reflections on Ulmer Road. Please put your agency information and the home information on that board. Any signs placed inside the community will be removed. Reflections has tight restrictions on rentals less than 6 months and vacation/VRBO/AirBnB rentals. Please make sure that your buyers are aware of the restrictions which are found in the ROA Rule and Policy manual, Section 7.9-1. We will be voting in December to strictly prohibit them in general. Please make note of the current amenities that Reflections offers which are a Clubhouse, community pool, community dog park and three lakes that are catch and release fishing. We do not currently offer tennis or pickleball courts or work out room. We also have a large walking track in our old stables area. When you close a home, please make sure your buyer is aware that they need to contact our Community Manager to get information they need, including gate codes and openers, amenity bracelets, vehicle registrations and the Welcome to Reflections pamphlet. Additionally, please provide your buyer a copy of the ROA CCRs, Bylaws, Rules & Policy Manual and ARC Guidelines. Emerald Lake and the Arbors are not a part of Reflections Owners Association. They are self-contained HOAs, and while they do pay Reflections an amenity use fee, we do not collect their dues, handle their closings, or have responsibility for their properties. Please direct all Emerald Lake buyers to helloelboard@gmail.com. Emerald Lake and the Arbors buyers do still need to see the Community manager for gate codes, gate openers, amenity bracelets and vehicle registrations. Our on-site office does not process closings. We are professionally managed by CAMS and their closings department handles that process. Closing attorneys should have that information. If they do not, please direct them to reach out to closingrequest@camsmgt.com

New Owners Need-to-Know Welcome to Reflections! We are happy to have you in our unique and beautiful community. As you settle into your new home, we would like to make you aware of a few things you will need to do: Please contact our On-Site Manager so that you can be assigned a gate code, get gate opener information, amenity bracelets and vehicle registration forms. Closings through CAMS take approximately 30 days. If all of your contact information is correct from your closing attorney, you will receive a welcome email with instructions on how to set up your Homeowner Portal. If 30 days passes, and you do not receive this information, please reach out to our Community Manager for help. If you did not obtain a copy of our Governing Documents and ARC Guidelines from your agent, you will have access to them when you set up your Homeowner portal through CAMS. They are also available for you to review on this webpage. We have a very active social committee here in Reflections and would love to have you attend any of our First Friday gatherings to get to know your neighbors! First Fridays are open to all owners and residents in the community and are held on the first Friday of every month, in the Clubhouse from 6pm-8pm. BYOB and a snack to share! Reflections includes Spectrum cable and internet service in our HOA dues; when you move in, please contact Spectrum, let them know your address and that you are under the Reflections Owners Association community account, and they will guide you from there to get your equipment.
